Theme: Life Cycle Costing – Building Performance
Summary of the research project:
Construction project change is often considered a negative event, impacting undesirably on time and cost. This is due to the fact that change is only evaluated from within the Construction Stage of a project, which frequently and perhaps inevitably has a negative effect on the original project plans. Yet project change can be beneficial: exploratory research has already demonstrated that there can be beneficial changes during the Construction Stage which add value to the project over its entire life cycle (Charles et al 2015) and support improved building performance. This requires a shift in the evaluation of the impact of the change: from the Construction Stage to the In-Use Stage, where Facilities Management (FM) becomes responsible for maintenance and management. Although arguments for FM involvement in the Design Stage have been made by Enoma (2005) and Jawdeh et.al (2010), there is a lack of consideration of FM involvement at the Construction Stage, particularly in the context of project change.
Via a series of case studies, this research aims to develop a roadmap for researchers evaluating construction project change taking a life cycle cost perspective and develop a framework to support the evaluation of the impacts of changes made during the Construction Stage on future maintenance and building performance, helping practitioners make the right decisions for the project life cycle as a whole.
