Summary of the research project:
Building Information Modelling (BIM) is an approach to improving the efficiency of the building process and providing the key data set needed by facilities managers to operate buildings in a sustainable manner. Whilst the design/construction phase of BIM modelling is well advanced, the facilities management (FM) phase is not. Although attempts to develop similar FM models have been tried before, they have failed because of the complexity of data analysis and the inadequacies of the available computing technologies. However, the new BIM software has overcome the latter and has opened up a new range of mathematics (e.g. Analytical Network Process) which could provide the basis for a new information model for sustainable building operation. This project will examine this possibility by developing and testing a Sustainable FM BIM solution. In particular the project will:
1. Identify the information needs of a FM BIM system and develop an information topology.
2. Identify appropriate analysis techniques (qualitative, quantitative, multi-criteria) to analyse and report on the data contained within each information topology.
3. Develop and test a FM BIM system using Anglia Ruskin University estate as an example.
The project will use a mixed research approach in which questionnaires will identify information needs (objective 1); desk studies will identify and test analysis techniques (objective 2); and a computer based BIM solution will be developed and tested (objective 3) to prove the models viability. The project will require specialist equipment but this is currently available within the School.
The outputs from the project will include: theoretical (process) FM BIM solution which should be commercially exploitable. The impact of the work will be seen through Patents resulting from the BIM solutions and FM guidance notes.
